Burlingame, plainly read.

Burlingame is the Peninsula's most walkable rental market. Broadway and Burlingame Avenue pull in tenants who want urban texture without paying San Francisco prices for it.

Single-family inventory is tight year-round, and listings priced honestly tend to move in under two weeks.

01 Market dynamics

What's actually happening in Burlingame.

After a 14% climb across 2023 and 2024, rents finally flattened year-over-year in early 2026. A welcome breather for tenants and a more predictable picture for owners. Burlingame Hills and Easton Addition continue to lead retention; families that land in those zip codes generally stay through their kids' school years.

02 Tenant profile

Who rents long-term in Burlingame.

Three applicant pools dominate here. Airline crews based out of SFO move in waves and rent year-round; biotech professionals from South San Francisco settle in for 3–5 years; and families chasing Burlingame Elementary attendance zones make up the largest cohort we screen.

Burlingame was one of our first markets when we opened the firm. We've placed tenants in over a hundred properties here over the years. That means real comp data, vendor relationships we've actually used, and a sense of which streets trade and which don't.
